Time: square feet × your minutes per 100 sq ft, plus bedrooms and bathrooms, times the service factor.
Cost: labor hours × wage × (1 + payroll %), plus supplies, travel and overhead per labor hour.
Price: cost ÷ (1 − target margin), rounded up to your step.
